December 16, 2003 <br />Valor Enterprises <br />Attn: Fred Sedaghat <br />3165 Spruce Street <br />Little Canada, MN 55117 <br />RE: CUP Amendment <br />Dear Mr. Sedaghat: <br />During the last Planning Commission meeting on November 13, 2003, your amendment <br />to the current CUP was tabled subject to the business owner submitting a proposed site <br />plan for the property, a response to the City Engineer's drainage plan, and subject to <br />Valor Enterprises signing a 60 -day waiver agreement. You have signed the 60 -day <br />waiver agreement, however, the matter was only tabled until the January cycle. <br />Following the Planning Commission meeting on Monday, November 17, you came into <br />city offices and met with our City Planner, Joel Hanson, and myself. At that time, we <br />agreed that you would have the grading of your site evaluated as to possible options to <br />improve drainage. This was necessary as you did not agree with the opinion of our <br />engineer. It was also explained that you needed to submit a new site plan showing a <br />more detailed layout for the property with more "realistic" outdoor storage expectations. <br />It was understood during that meeting, that these items needed to be resubmitted by <br />Monday, December 22, 2003. <br />I called you today to remind you of the upcoming deadline to submit this paperwork. On <br />the phone you indicated you did not agree to hire an engineer and you had no intention of <br />spending any more money on this process. As a result, I wanted to send this letter to <br />make you aware of the options you have for proceeding with your CUP amendment. <br />1. Come into city offices and sign another 60 -day waiver to allow for more time on <br />your end to complete the site plan and grading options. This will require you to <br />complete your evaluations and design by no later than Monday, February 23, <br />2004. Processing of your application would then continue in the March planning <br />cycle. <br />- 2 0 - <br />
