The site and related parking and service shall be served by an arterial or <br />collector street of sufficient capacity to accommodate the traffic which will <br />be generated. <br />All signing and infotntational or visual communication devices shall be in <br />compliance with Section 903.110 of this Ordinance. <br />D. The provisions of Section 921.010, C of this Ordinance are considered and <br />satisfactorily met. <br />6. The regulations and conditions of the Minnesota Department of Public <br />Welfare, Public Welfare Manual 11 3130 as adopted, amended and /or <br />changed are satisfactorily met. <br />7. A written indication of preliminary, pending or final license approval from <br />the regulatory welfare agency is supplied to the City. <br />B. Open and outdoor storage of materials as an accessory use to a municipal <br />maintenance facility, provided that: <br />1. The storage area is fenced and screened from view of neighboring residential <br />uses and/or local public right -of -way in compliance with Section 903.020.G. <br />of this Ordinance. Screening materials may include chain -link fence with <br />slats when abutting an "I -1" Light Industrial District. <br />Materials must be necessary for the health, safety and general welfare of the <br />community. The maximum amount of stockpiled materials must be indicated <br />on the approved site plan in cubic yards and approved by the City Council. <br />The storage area must be surfaced with asphalt, concrete or material approved <br />by the Council. The surfacing should be compatible with materials being <br />stored upon the area. <br />All Lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right -of -way or from neighboring residences and shall <br />be in compliance with Section 903.020,1. of this Ordinance. <br />The storage arca must not take up required parking spaces as required for <br />conformity to this Ordinance. <br />6.
