Each of the 14 office spaces will have an individual
entrance from the parking area and sidewalk. 52 guest parking spaces, including four
handicapped spaces, will be located at the northwest corner of the property with access
from Market Drive. 50 employee parking spaces, including three handicapped spaces
will be located along the south boundary of the property, behind the eight -unit building,
with access from Middle Street.
Each of the 14 office spaces will be for sale to individual owners. An association of
owners, operating as a non -profit corporation under appropriate governing documents,
will collect monthly association dues from each owner and will maintain the development
and provide exterior building maintenance, snow removal, lawn care, trash removal, and
building insurance.
The two -story office buildings are designed in a prairie style, with a two -foot roof
overhang, soffit and fascia detail, strategically placed windows, and brick and stucco
exterior materials. Each office will include a total of 1800-2000 square feet of workspace
on two levels. A lower level, consisting of 900 -1000 square feet will also be included
with each office. These lower level spaces are designed for mechanical systems and
storage. The governing documents for the owners' association will include a prohibition
on finishing the lower level space as additional office space. This prohibition will ensure
that the development will continue to meet City parking requirements into the future.
