SUMMARY <br />Feasibility Study <br />2004 Street Reconstruction and Utility Improvements <br />Little Canada, Minnesota <br />The project is feasible from an engineering standpoint and meets all standards set forth <br />by the City. The reconstruction of these streets would be another step in improving the <br />street infrastructure within Little Canada and advancing the pavement management <br />program. <br />XII. CONCERNS <br />The following are issues or items that need action by the City Council. <br />INCREASE TO MAXIMUM ASSESSMENT RATES <br />The following maximum assessment rates have been proposed by City Staff. All <br />rates have been increased slightly from 2003 due to inflation. At this time no <br />action has been taken on the watermain, residential street, or commercial street <br />assessment rates. <br />• Maximum Residential Street Rate $51.50 per front foot <br />• Maximum Commercial Street Rate $105.00 per front foot <br />• Maximum Residential Watermain Assessment $5,600.00 per lot <br />At this time the Council has not made any action regarding the assessment of the <br />entire cost of sewer and water to the benefiting adjacent properties. The Council <br />should provide direction as to the <br />TWIN LAKE ROAD/TRAIL <br />The results of a survey outlining the residents' preference on the street <br />reconstruction, water provider, and assessment options will be included under <br />separate cover. The council should make a recommendation regarding the <br />street reconstruction and water service options after review of the resident <br />survey. <br />
