Hanson <br />One of our goals for 2004 is the resolution of our Public Works building needs. We have three options available <br />to us at this time to accomplish that objective. They are: <br />1. Build a new 10,000 square foot facility on a new site closer to current location. The estimated cost <br />would be about $800,000 for the building and another $400,000 to $500,000 for a new site that would <br />likely have an existing building on it and need some redevelopment. The range total would be <br />$1.,200,000 to $1,300,000. <br />2. Remodel and expand the current Public Works building. Renovation costs, gas tank removal and <br />possible relocation, and a 3,000 square foot addition would likely have this option in the price range <br />of $500,000 to $650,000. <br />3. Purchase the Frattalone Building at 3066 Spruce Street and modify for our use. The asking price for <br />the property as it sits is $2,375,000. About two acres can be subdivided from the south end for re -sale <br />($325;000), the 7,680 square feet of office area could be sold or leased ($460,000 based on $60 per <br />square foot), and we could sell our existing Public Works site ($400,000). Net cost equals <br />$1,190,000 plus costs to refurbish space and to address separation of parcels. <br />There are pros and cons with each of these options. <br />New Building /New Site: <br />Pros: + Set up for our needs <br />+ Everything would be new <br />+ Could clean up an existing problem <br />property <br />Remodel /Expand Existing Building: <br />Pros: + Lower Cost <br />+ Can ensure current site is well <br />maintained <br />+ Gives us time to resolve St. Paull Water <br />+ Good location <br />Cons: - High site acquisition costs <br />- May encounter soil corrections (Ryan area) <br />- Re -use of existing PW Building ? ?? <br />Cons: - Very cramped site -- limited outdoor storage <br />- Cannot comply with current land regulations <br />(rear yard setback is 30 feet and current <br />building is a non - conforming use) <br />- Use conflicts during construction <br />
