Manson
MEMORANDUM
TO: Joel Hanson, City Administrator
FROM: Greg Schroeder, Public Works Director
DATE: May 12, 2004
RE: Storm Water Drainage of Valor Enterprises
3165/3167 Spruce Street
As requested on May 11, 2004, staff field inspected the property at 3165/3167 Spntce Street, Valor
Enterprises, to identify options to drain storm water from this property.
The following site conditions were found (See sketch A):
• There is a small drainage swale located along the southern half of the west property line that is
connected to the drainage swale that is along the west property line of the Comfort bus property.
• The Valor Enterprises property has numerous low spots and is not graded very well to drain storm
water to the existing swale along the west property line.
• Valor Enterprises is parking vehicles and placing material in the existing drainage swale.
• A limited amount of storm water may enter the Valor Enterprise property for the west (St. Paul
Regional Water Services).
• It appears that the Comfort Bus swale is in need of repair (clean out of material) as there is a high
point in it that may restrict drainage from the Valor Enterprises property.
Drainage on the Valor Enterprise property could be easily improved by (See Sketch B):
• Valor Enterprises filling in the low areas of their property and grade (sloping) the site to the
west property line.
• Valor Enterprises extending the existing swale north along the west property line to cover the
entire width of the property.
• Valor Enterprises not park vehicles or store material in the swale area.
• Construct a small berm along the west property line to restrict storm water from entering the
property.
• Have Comfort Bus clean out their swale.
LC \GregS \Correspondence \Greg S 2004 \Valor Entoiprisesdoe
