The building design has changed from the original submission. The previous plans <br />showed an octagonal corner feature, mirroring the design of the project to the south of <br />Little Canada Road. The current proposal squares the building off at the corner. This <br />item should be discussed as a part of the Final PUD consideration. <br />All other features of the project appear to be consistent with the original approvals. <br />Summary and Recommendation <br />The project appears to be consistent with the previous Development Stage PUD and <br />Preliminary Plat approvals with two primary issues to be resolved: <br />Parking Supply for the first phase. In reviewing the proposed limits of the first <br />phase construction, staff is concerned that a shortage of parking may result. <br />The plan should be amended to increase the supply by 16 spaces, or the City <br />should reserve the right to require expansion if demand dictates it prior to the <br />2nd Phase additions. <br />2. The building design has changed slightly to eliminate the octagonal corner <br />feature of the building, replacing it with a squared section. The City should <br />review this detail as a part of the Final PUD approval. <br />With these conditions, planning staff recommends approval of the following items: <br />a. Concept Stage PUD <br />b. Development Stage PUD <br />c. Preliminary Plat <br />d. Architectural Review <br />e. Final Stage PUD <br />f. Final Plat <br />As noted, some of these items have been previously addressed, however, publication <br />issues may raise questions regarding the original approvals.
