NORTHWEST ASSOCIATED CONSULTANTS, INC.
5775 Wayzata Boulevard, Suite 555, St. Louis Park, MN 55416
Telephone: 952.595.9636 Facsimile: 952. 595.9837 planners @nacplanning.com
MEMORANDUM
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: May 10, 2004
RE: Little Canada — Zoning Ordinance Amendments
FILE NO: 758.10 - 04.04; 758.10 - 04.05; 758.10 - 04.06
Staff has identified a number of issues related to zoning ordinance requirements and
internal consistency between standards in the various districts. However, the R -B District also allows two - family
homes, but the later lot size requirements were not carried over to this section.
This amendment will correct this situation.
S The third amendment addresses the DNR lake designation of Savage Lake. The
DNR designated Savage Lake as a General Development Lake, presumably
prior to the construction of 35E. When the freeway went through, the west half of
the lake was listed in the zoning ordinance, but the east half did not get a specific
reference (even though the Shoreland Overlay district mapping included the east
