There are a total of three options being considered, two of which provide
for a connection from the Hidden Acres property to Condit Street. The first of these
provides a connection directly to Condit along the common property line of the two
parcels fronting that street — 2883 Condit and 2901 Condit. This option reflects the
City's Thoroughfare Plan done several years ago, when an easement was presumed to
exist along that alignment. Since no easement has been found to be recorded, this
option would require acquisition of right -of -way through the area, about 250 linear feet
of additional street that is not part of the property being subdivided. To meet City
standards, a width of 50 feet would need to be acquired.
The second option would relocate the connection point to line up with the existing
Nadeau Road. There is an existing half right -of -way that follows the north boundary of
the "Southern Slope Addition" — the neighborhood served by Burke Lane. This right -of-
way appears to have been platted as a part of the Burke lane project more than 25
years ago, with the expectation that it may connect to Nadeau Road. To accomplish
this option, about 360 feet of additional right -of -way would be necessary. However,
since 30 feet already exists, only 20 additional feet of width would be required.
