RESTRICTIVE COVENANT <br />All lots included in Hidden Acres Plat shall be subject to the following restrictive <br />covenant, and shall run with the land, and bind all of the purchasers, their successors, <br />heirs and assignees: <br />The principal dwelling structure on each lot must have a minimum setback of ten <br />(10) feet from each side property line, unless it is a corner lot, in which case the sides <br />abutting the street shall have a minimum setback of thirty (30) feet. <br />Accessory structures, whether attached or detached, which includes garages, <br />decks, patios, etc., must have a minimum setback of five (5) feet from each side <br />property line, unless it is a corner lot, in which case, the sides abutting the street must <br />have a minimum setback of thirty (30) feet. <br />Any portion of the principal dwelling located over an accessory structure, shall <br />have a minimum setback of ten (10) feet from each side property line. <br />
