MINUTES
PLANNING COMMISSION
AUGUST 12, 2004
about additional run -off from added impervious surface and roofs.
Lancette noted that additional garage space increases the potential for
home occupations.
Ed Inman, LaBore Road, pointed out that the Lancette's have both an
attached garage and a detached garage. Inman indicated that the Kulousek
lot is large at 210 by 135. Inman felt it was better to store equipment
inside a garage than to have it stored outside.
A property owner on Valento .Lane expressed concern about their house
overlooking the proposed garage.
Barraclough asked about the development of the remainder of the Lancette
and ,Inman properties.
The City Planner noted that the City's thoroughfare plan for the area
shows typical -sized lots. it this point, however, the City does not know
the lot sizes that will be developed on this property. The Planner guessed
that they would be smaller than the Kulousek property and closer to the
City's standard lot size.
Duray indicated that in reviewing the City Planner's report it appears that
the proposed garage would fit into the area. Knudsen agreed noting that
the total garage space is less than 1,500 square feet.
Wojcik recommended approval of the Conditional Use Permit allowing
two garages on a property, one detached and one attached to the house, as
proposed by Mr. James Kulousek for 782 Allen Avenue, subject to
compliance with the recommendations of the City Planner.
Motion seconded by Duray.
Motion carried 6 — 0.
CUP FOR Mr. Mike Melloy, Coliseum Billiards, 2900 Rice Street, appeared before
ALCOHOL the Commission requesting an Amendment to Conditional Use Permit to
SALES — allow for alcohol sales as part of his billiard hall operation. Melloy
COLISEUM indicated that he would like to sell 3.2 beer at the billiard hall. Melloy
BILLIARDS indicated that some time in the future, he may expand his snack bar to a
restaurant, which would then allow him to add a wine license and expand
alcohol sales to strong beer and wine. However, this request is limited to a
3.2 beer license.
