T H W E S T ASS O 9r t A t E D CONSULTANTS, is NC. <br />4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 55422 <br />"telephone: 763.231.2555 Facsimile: 763.231.2561 plannere@nacplanning _ cfrrs <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Bob Kirmis / Stephen Grittman <br />DATE: August 10, 2004 <br />RE: Little Canada - Round Lake Trail Townhomes - Setback <br />Variance <br />NAC FILE: 758.10 - 04.24 <br />BACKGOUND <br />Beverly Hoffman, on behalf of the Round Lake Trail Townhome Association, has <br />submitted a request to construct /reconstruct a retaining wall on the townhome property <br />located at 1 -43 Round Lake Trail. <br />Specifically, the applicant wishes to replace a rotting timber retaining wall located <br />between Round lake and the townhome buildings with a more permanent retaining wall <br />constructed with boulders. In addition to replacing the existing retaining walls, the <br />applicant wishes to increase the height of the wall in some areas to provide additional <br />rear yard areas for the adjacent dwelling units. <br />Because the retaining wall lies within the 25 foot shoreland impact zone of Round Lake <br />(and is to be completely reconstructed), the processing of a setback variance is <br />necessary. <br />The subject property is zoned R -3, Multiple Family Residential, and was approved as a <br />Planned Unit Development about 20 years ago. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />
