Hanson <br />Attached are the details of the MnDot offer to purchase the southerly portion of the Public Works <br />Garage site at 3100 Country Drive. This purchase is being pursued for ponding areas as part of <br />the Unweave the Weave project. They have offered us $97,000 for this property (see map <br />depicting property to be sold). This is based on a land value of $2.30 per square foot for a total <br />of 585,627.70, an additional $7,292.22 for a temporary easement, and $4,045 for impacts to <br />landscaping and fencing. <br />Pursuant to our rights as a property owner, we are able to commission an appraisal for our own <br />use in negotiating this sale to MnDot. They will reimburse us up to $1,500. The problem is <br />$1,500 will not allow us to do a full -blown appraisal. Rather, it would have only yielded an <br />evaluation of MnDot's appraisal and I don't believe that would be eligible for reimbursement. <br />I have attached the appraisal information including the comparable sales data they used to <br />generate their offer to us. Based on the comparable sales, the limited use of the property in <br />question, and the fact I believe this sale will have a negligible impact on the remaining value of <br />the property, I believe their offer is reasonable and worthy of acceptance. One condition of the <br />sale is the need to obtain a quit claim deed from North Star Estates to clear a title concern. <br />Subject to comment from the City Attorney, I would recommend we accept MnDot's offer and <br />proceed with the sale of the property as proposed. <br />
