s?: i 7 A l: 4; A' s u .IA44 <br />5775 Wayzata Souievard, Suite 555, Sr Louis Park, MN 55418 <br />:=_(e:phcne: 952.5,9.5. ea :36 Facsimil:y; 52 595.9837 iannc:r :2,,nacri ann;ag.cnm <br />MEMORANDUM <br />TO: <br />FROM: <br />DATE: <br />RE: <br />Little Canada Planning Commission <br />Bob Kirmis / Stephen Grittman <br />February 9, 2003 <br />Little Canada - Precision Landscape and Tree <br />CUP Amendment and Variance <br />NAC FILE: 758.09 - 04.06 <br />BACKGROUND <br />Precision Landscape and Tree Inc. has requested a conditional use permit amendment <br />to allow an increase in the amount of outside storage (as defined of the original CUP <br />granted in 2000) applied to their property located at 50 South Owasso Boulevard. <br />In addition to this change, the applicant is proposing to locate fuel tanks for company <br />owned vehicles upon the property and utilize an alternative heat source for the building <br />(wood). <br />In conjunction with the CUP amendment request, the applicant has also requested a <br />variance to exceed the maximum amount of outdoor storage allowed upon a lot located <br />within an I -P, Industrial Park District. Within I -P districts, the amount of outside storage <br />on a property may not exceed 75 percent of the building floor area or 25 percent of the <br />lot area whichever is less. The applicant is proposing to exceed the 75 percent building <br />size threshold by a significant degree. <br />ANALYSIS <br />Conditional Use Permit. According to ordinance, the following requirements are <br />required of outdoor storage areas within t -P districts: <br />1. The storage area occupy no more than 75 percent of the building square footage <br />or 25 percent of the lot area whichever is less. <br />2. The area is screened from neighboring residential uses. <br />
