In addition to this change, the applicant is proposing to locate fuel tanks for company owned vehicles upon the property and utilize an alternative heat source for the building (wood). In conjunction with the CUP amendment request, the applicant has also requested a variance to exceed the maximum amount of outdoor storage allowed upon a lot located within an I -P, Industrial Park District. Within I -P districts, the amount of outside storage on a property may not exceed 75 percent of the building floor area or 25 percent of the lot area whichever is less. The applicant is proposing to exceed the 75 percent building size threshold by a significant degree. ANALYSIS Conditional Use Permit. According to ordinance, the following requirements are required of outdoor storage areas within t -P districts: 1. The storage area occupy no more than 75 percent of the building square footage or 25 percent of the lot area whichever is less. 2. The area is screened from neighboring residential uses.
