Green Co <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road <br />Little Canada, MN 55116 <br />RE: HIDDEN ACRES SUBDIVISION <br />Dear Planning Commission Members: <br />T oany <br />As requested we have reviewed the plat for the proposed Hidden Acres development <br />that is located between Burke Lane and Yorkton Ridge and is abutted by the Saint Paul <br />Water Works property on the west. Plowe Engineering, Inc. and E.G. Rud & Sons, Inc. <br />prepared the preliminary plat. Based upon our review and discussion with other staff, <br />we would offer the following comments: <br />1. It is our understanding that Nadeau Avenue is to be constructed as part of the <br />development. The utility and grading plan will need to be modified and new <br />drainage calculations submitted to accommodate this additional area. <br />2. Due to the depth of the pond outlet pipe we would suggest that a 30 -foot <br />drainage and utility easement be provided between lots 4 and 5. <br />3. All storm pipes serving more than one inlet should be a minimum of 15- inches in <br />diameter. <br />4. The plans will need to be approved by the watershed prior to any construction. <br />Although the plan does not address the installation method for the storm sewer, <br />it may be beneficial to directional bore the pond outlet pipe to minimize <br />disturbance to the steep slope down to the drainage ditch. <br />5. Soil boring information should be provide along with a geotechnical report to <br />verify the pavement section design. <br />6. All valves shall include a valve box adaptor to be installed to insure the valve nut <br />will remain in the center of the box and that the box will be vertical. <br />7. All sanitary manhole lids shall be Neenah R -1733 solid lids with C.I. lift holes. A <br />copy of the lid detail will be sent to the engineer. <br />C: \windows \TEMP \Ltr - 070204 -PIng.
