MINUTES
PLANNING COMMISSION
JULY 8, 2004
Keis noted that it appears the garage would have a second story.
Adelmann replied that there would be a storage loft in the garage. He
further noted that the exterior materials on the garage would match the
house as closely as possible.
Rheaume asked if there would be electrical service and plumbing in the
garage. Adelmann replied that there would be a 110-amp service in the
garage but no plumbing.
Duray pointed out that there are 6 -foot drainage and utility easements
along the lot lines. The City Planner indicated that those are typical
easements. Adelmann noted that the garage is proposed to be 10 feet from
the property line and 12 feet from the house. The City Planner indicated
that the shoreland setback is 50 feet, and the setback for the garage
exceeds that amount.
Keis noted the letter submitted by Michelle DeBace expressing concern
that the proposed garage would block the view to the lake. Adelmann
indicated that there is a great deal of shrubbery at the back of his property,
therefore, he questioned that there was much view of the lake.
Duray noted the recommendations in the City Planner's report. Adelmann
indicated that he has no problem complying with those recommendations.
Keis asked if there was another location on the lot where Adelmann could
place the garage. Adelmann indicated that the proposed location provides
the easiest access and requires the removal of the least amount of trees.
Weihe noted that no home occupation activities could occur in the garage.
Adelmann asked if he would be able to do woodworking in the garage.
Keis replied that woodworking as a hobby is fine, and again noted that no
home occupation would be allowed.
James Lenthe, 319 Savage Lane, pointed out that the proposed garage
would be immediately adjacent to his home and deck and would be visible
from his kitchen windows on the west side of his house. Lenthe indicated
that the garage would block his view of the lake. Lenthe indicated that the
back of the garage as it abuts his property would provide a walled -in
atmosphere and would block out sunlight.
Lenthe expressed concern over the condition of the Adelmann property
noting that there is junk in the yard that is an eyesore. Lenthe was
concerned that once the garage is constructed there would be junk stored
on the back side of the garage.
