NORTHWEST ASSOCIATED CONSULTANTS, INC. <br />5775 Wayzata Boulevard, Suite 555, St. Louis Park, MN 55416 <br />Telephone: 952.595.9636 Facsimile: 952.595.9837 planners@nacplanning.com <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: July 6, 2004 <br />RE: Little Canada — Rustad /Rossez Subdivision Plat <br />FILE NO: 758.09 - 04.20 <br />Dave Rustad is seeking approval of a plat that combines a parcel of land along Little <br />Canada Road (206 West Little Canada Road) with the rear portion of the George <br />Rossez property (203 Australian Avenue). At this time, the co- applicants are seeking to <br />divide the rear portion of the Rossez piece by Certificate of Survey, making it available <br />for purchase and platting with the Rustad piece. A plat would be prepared and filed <br />pending City approval of this concept. At that time also, Mr. Rustad would be seeking <br />approval of a development project for the combined property along Little Canada Road. <br />The Rossez property is currently an "L" shaped parcel, with about a half acre <br />rectangular lot on which the house sits (Parcel A) and the 7,000 square foot rear portion <br />(Parcel B) to be transferred to Mr. Rustad. The subdivision of the Rossez parcel does <br />not raise any issues related to setbacks or lot dimensions, and the remaining lot would <br />be conforming with the Zoning Ordinance with regard to R -1, Single Family District <br />regulations. <br />Planning staff recommends approval of the subdivision, conditioned on the following <br />requirements: <br />1. The applicants immediately file a complete application for a plat combining <br />Parcel B with the 206 Little Canada Road property. <br />2.
