MINUTES <br />PLANNING COMMISSION <br />JULY 8, 2004 <br />203 AUSTRALIAN/ Dave Rustad indicated that he is purchasing this property from Mr. <br />206 LITTLE Rossez and adding it to the property he owns at 206 Little Canada <br />CANADA ROAD Road. Rustad indicated that he is planning to develop a commercial office <br />building on the site, and noted that the additional property will allow for a <br />more creative development. Rustad thought the office building may be <br />placed near the west line of the property with parking on the south and <br />east. Rustad noted that the property division will also line up property <br />lines in the area. <br />The City Planner indicated that he has no concerns with this proposal, and <br />it appears to make sense from a planning standpoint. The Planner pointed <br />out that the remaining Rossez property would continue to meet residential <br />zoning standards. <br />Keis recommended approval of the Property Division /Combination, <br />Preliminary and Final Plat relative to the division of a portion of 203 <br />Australian Avenue and combining said property with 206 Little Canada <br />Road subject to compliance with the recommendations of the City <br />Planner. <br />Motion seconded by Weihe. <br />Motion carried 5 — 0. <br />CO'NIPRE- The City Planner indicated that the Zoning Code requires a <br />HENSIV'E Comprehensive Sign Plan for multi- tenant buildings, and the District <br />SIGN PLAN — Council 82 building is considered a multi- tenant building given the <br />DISTRICT number of trade unions which occupy the building. The Planner <br />COUNCIL 82 reviewed the proposed signage for the building and noted that it is under <br />the amount of square footage allowed. The City Planner recommended <br />approval of the Comprehensive Sign Plan as submitted by District Council <br />82. <br />Duray asked if the signs would be lit. The Planner indicated that the <br />letters would not be individually lit, but there may be some flood lighting <br />of some of the signage. <br />Duray recommended approval of the Comprehensive Sign Plan as <br />requested by District Council 82. <br />Motion seconded by Wojcik. <br />Motion carried 5 — 0. <br />
