.LF111IHG 4SSO(I4IT -LS <br />December 10, 2004 <br />File No. 120025E <br />Honorable Mayor and City Council <br />City of Little Canada <br />515 Little Canada Road E. <br />Little Canada, MN 55117 -1633 <br />RE: RIGHT -OF -WAY VACATIONS AND ACQUISITIONS <br />MIDDLE STREET <br />Dear Council Members: <br />Tat NO!lTil <br />The City recently reconstructed Middle Street as part of the 2004 Street Improvements project. <br />As part of the feasibility and design phase for the street project several street width options were <br />reviewed along with options for on- street parking. It was the findings of the review that very <br />limited on- street parking could be utilized due to the number of access points onto Middle <br />Street. Therefore it was determined that it would be more beneficial for the City and adjacent <br />property owners to construct a street with no on- street parking and vacate all street right -of -way <br />beyond the city standard of 50 -feet to the adjacent property owners for development purposes. <br />The right -of -way to be vacated is located on the west side of the Middle Street right -of -way. It is <br />10 -feet in width from Little Canada Road to First Bank Drive and 16.81 feet in width from First <br />Bank Drive to Market Place Drive. An exhibit is attached showing the locations of the vacations. <br />Descriptions have been written for the street right -of -way vacations and were reviewed by both <br />the City and the developer.
