Hanson <br />With the completion of the water main project in the Twin Lake area, we can now make plans <br />for the sale of the 4.5 -acre site we own along Twin Lake Boulevard. (See Map Attached.) <br />There are a number of decisions we need to make in deciding how to market this property. <br />They include the density of the possible development (single family versus town homes), <br />neighborhood involvement in process (i.e. neighborhood meetings on the front -end to discuss <br />possibilities versus the potential for public comment only during the zoning /subdivision <br />approval process), and marketing considerations such as listing, sale to a selected developer, a <br />request for proposals, etc. <br />I have attached the summary report from the appraisal we conducted of this site back in 2001. <br />It does a good job of discussing some of the issues facing the development of this site. With a <br />single- family development, we would create multi -drive accesses onto Twin Lake Boulevard. <br />The topography of the site is also challenging for a single- family development relative to the <br />grade differential with Twin Lake Boulevard. Another issue is the site's limited depth (195 <br />feet) and the need to create a buffer from the Five Star Mobile Home Park. A final concern is <br />the depth of the sanitary sewer line in this area may necessitate a lift station thereby impacting <br />the site's value. (I will have better information on this issue available for Wednesday night.) <br />The City Planner put together a couple of single - family layouts a number of years ago. I have <br />attached those diagrams for your review. <br />A town home development may alleviate a number of the concerns of a single- family <br />development 'Ili that a common access road could be created thereby solving grade and multi - <br />access concerns to Twin Lalce Boulevard. If the access street were created to the north side of <br />the property, it would also help with buffering Five Start. Lastly, town homes could offer the <br />possibility of slab on grade construction thereby negating the lift station issue. <br />
