I4 65422 <br />Telephone: :F63.231 .2555 Facsimile: 763.231 .2561 p£annerswnacplannin2.corn <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: November 11, 2004 <br />RE: Little Canada — Precision Landscape CUP Amendment <br />FILE NO: 758.09 - 04.06 <br />Background and Analysis <br />Precision Landscape and Tree has applied for an amendment to their Conditional <br />Use Permit to allow outdoor storage and a wood - burning exterior heat source. <br />The applicants indicate that they are requesting the following changes to the site: <br />1. Six -foot high chain link fencing surrounding the outdoor storage area, <br />with a gate to the south portion of the property. The fence would <br />permit access from the parking and circulation area, but all storage <br />would be located behind the existing building. <br />2. Addition of two parking spaces on the north side of the building. <br />3. Installation of six -foot high chain link fencing along South Owasso <br />Road and along the Waterworks easement. <br />Seeding of exposed areas throughout the site. <br />5. Permit for previous installation of the wood- burning heat source south <br />of the existing building and storage area. <br />The plan appears to meet the basic zoning guidelines, presuming operation of <br />the site consistent within these limitations. With regard to the storage area, <br />planning staff would recommend additional shrub and tree plantings along the <br />
