This site <br />has been the subject of previous office construction requests, however, none of the <br />previous applications have been finalized. The most recent application involved the <br />expansion of the adjacent office structure onto the subject site. The applicant is now <br />reverting to an application seeking to construct a stand -alone building. <br />The current proposal is similar to one offered in 2001, however, the new proposal is <br />slightly larger. The site plan shows a building of 16,429 square feet, with 75 parking <br />spaces. This parking supply meets the City's requirement of one space per 200 square <br />feet of office space, with the 10% reduction in area allowed by the code. <br />The current site plan eliminates retaining walls along the north side, relying on a steeply <br />sloped side hill toward the adjacent apartment building. The applicant should identify <br />screening of the parking lot from the adjacent residential use as an addition to the <br />landscaping plan. <br />Summary and Recommendation <br />With this change, the application appears to meet each of the requirements for office <br />uses in the PUD zone, as well as the issues raised in previous applications.
