3280 Twin Lake Road:
Again, the grade transition point caused additional driveway replacement. (See Attachment
2) Further complicating this situation was the need for an additional five feet of right -of -way
along the north side of the street in this area. (Note: We also had easements signed for the
south side of Twin Lake Road in this area. However, they were to ensure gaps and
discrepancies in past documents did not jeopardize our right of way area and did not involve
any new right -of -way.)
The plans called for removing all but about 18 feet of the driveway to 3280 Twin Lake Road
in order to obtain a driveway grade of 9.38% (the grade of the existing driveway near the old
street). In exchange for the easement we did replace the remainder of the driveway. The cost
to do that based on the bid prices in the contract was:
Additional Cost:
* Bituminous Removal = 18 x 20 = 360 sf = 40 sy - -- 40sy x $2.25 /sy = $90.00
* Class 5 Aggregate = 18 x 20 x(4/12) = 120 cf = 4.44 cy - -- 4.44cy x 1.86 ton/cy x
$7.50 /ton = $61.94
* Bituminous Wear = 18 x 20 x(2/12) = 60 cf= 2.22 cy - -- 2.22cy x 1.98 ton/cy x
$36.45 /ton = $160.22
Cost Savings:
* Avoidance of Bituminous Sawcut = 20 If x $3.00 /If = $60.00
Total Additional Cost = $252.16
It should be noted that three of the other four property owners also had additional driveway
work done beyond the easement line to address transition issues. Their driveways also appear
to be in very good shape and full replacement would not seem warranted. Therefore, to be
fair to the other property owners who granted us an additional five feet of right -of -way
(easements have been granted and recorded), I would recommend we pay them $252.16 each.
-2
