Summary and Recommendation <br />Planning staff does not recommend the CUP. As noted, the City has not approved <br />similar permits on lots of this size, and a CUP for an oversized garage was denied on a <br />lot with less than one -half acre. The smallest lot approved for a CUP was 21,000 <br />square feet for a total of 1,165 square feet (including attached and detached garages) <br />on Spruce Street in 2002. The applicants indicate that they have four cars and <br />miscellaneous material to store. The zoning ordinance permits garages of 1,000 square <br />feet, plus a 120 square foot "shed" as permitted uses. Planning staff would recommend <br />that these basic maximums be applied to this parcel. <br />If the Planning Commission believes that the proposed CUP is appropriate, the <br />following conditions should be considered as a part of any approval: <br />1. Color, materials and design of garage to match existing house. <br />2. No business use of the accessory building is allowed. <br />3.
