plan of sufficient detail that incorporates a site survey, building layout, parking <br />layout, expected facade treatments with examples, anticipated "environmentally <br />friendly" design features, and landscaping concepts. The purpose of this hearing <br />shall be to inform the public of this possible project and to generate input <br />regarding its acceptability, including any potential re -use of the property should <br />RWMWD no longer occupy the premises. <br />II. RWMWD will construct up to 6,000 square feet on the parcel in question. <br />III. The building utilization will be approximately 5,000 square feet of <br />office /educational area and 1,000 square feet of warehouse /storage area. <br />IV. The building may be constructed on two levels, and the exterior appearance of <br />the building shall be of a quality meeting or exceeding Little Canada City Hall. <br />V. RWMWD shall include at least one representative designated by the City to <br />serve on RWMWD's building committee. <br />VI. The design of the building shall be subject to architectural review by the City. <br />The final design shall be approved by the City Council prior to bidding the <br />project. Said approval shall not be unreasonably withheld as long as the final <br />design is consistent with the original concept that was discussed at the public <br />hearing ment <br />VII. Outdoor stor..11' i. be' it e othjr than parking of RWMWD vehicles. <br />The vehicles to be parke s al consist of automobiles or pick -up trucks of no <br />greater than 3/4 -ton design. The parking of RWMWD vehicles may occur in <br />designated parking spaces as required by Little Canada Zoning Ordinances. The <br />spaces used for parking of RWMWD vehicles shall be screened from view of the <br />public right -of -way to the maximum extent possible. <br />VIII. RWMWD acknowledges that City has advised them that at least a portion of the <br />site has been filled. As a result, RWMWD shall bear any and all responsibility <br />associated with any soil corrections or environmental remediation that may be <br />necessary. The City is not aware of the presence of any hazardous materials on <br />the site. <br />IX. RWMWD shall be allowed to access the site to conduct any investigations it <br />deems appropriate, including but not limited to site surveys, soil borings, and any <br />environmental analysis with said access subject to restoration of the site to its <br />previous condition within ten days of any disturbance. <br />X. RWMWD acknowledges that the property in question is zoned Public "P" by the <br />Little Canada Zoning Code. In the event that RWMWD ceases to exist or no <br />longer occupies the property for any reason, the re -use of the site shall be subject <br />to approval of the City of Little Canada to ensure neighborhood compatibility, <br />which shall be determined at the sole discretion of the City.
