MINUTES <br />CITY COUNCIL <br />JULY 28, 2004 <br />PRELIMINARY <br />AND FINAL <br />PLAT — <br />203 AUSTRALIAN/ <br />206 LITTLE <br />CANADA ROAD <br />PRELIMINARY <br />PLAT — <br />GERVAIS <br />HILLS <br />property with 206 Little Canada Road as requested by Dave Rustad and <br />George Rossez. It was noted that the Planning Commission has <br />recommended approval subject to compliance with the recommendations <br />of the City Planner. <br />Dave Rustad appeared before the Council and reviewed the proposed plat <br />noting that it squares off the back property lines between 206 Little <br />Canada Road and 203 Australian Avenue. He Further noted that both <br />properties in question have the same zoning, that is General Business <br />(B -3). Rustad indicated that his development plans for 206 Little Canada <br />Road are to develop three 2,000 square foot townoftices_ Parking area <br />would be on the east and back of the property. The development would be <br />set up so as to provide for a future coordinated development of the <br />property to the east. <br />There was no one from the general public present wishing to comment on <br />this matter. <br />Upon motion by Montour, seconded by Blesener, the public hearing was <br />closed. <br />Mr. Montour introduced the following resolution and moved its adoption: <br />RESOLUTION NO. 2004-7-157—APPROVING THE PROPERTY <br />DIVISION /COMBINATION AND THE PRELIMINARY AND FINAL <br />PLAT FOR 206 LITTLE CANADA ROAD AND 203 AUSTRALIAN <br />AVENUE AS REQUESTED I3Y GEORGE RO.SSEZAND DAVE <br />RUSTAD SU73.IECT TO COPYIPLJANCE WITH THE <br />RECOMMENDATIONS OF THE PLANNING COMMISSION <br />The foregoing resolution was duly seconded by Blesener. <br />Ayes (4) Montour, Blesener, Anderson, LaValle. <br />Nays (0). Resolution declared adopted. <br />Acting Mayor LaValle opened the continuation of Public Hearing to <br />consider the Preliminary Plat for Gervais Hills consisting of twelve (12) <br />single- family lots. The Council noted that the Planning Commission has <br />recommended approval of the Preliminary Plat subject to compliance with <br />the recommendations of the City Planner and City Engineer, subject to <br />review and approval of the Watershed with Hill compliance to their <br />recommendations, with the Commission noting that there intention is that <br />the drainage situation in the County Road B -2 area is improved as a result <br />of this development rather than worsened, and subject to the developer <br />working with the City to minimize grading of the site in order to minimize <br />the removal of existing trees. <br />
