The <br />parcel in question has had a single family home which is being removed as a part of the <br />subdivision. <br />In the R -1 zoning district, the minimum lot size requirements are as follows: <br />Corner Lot Interior Lot <br />Lot width 80 ft. 75 ft. <br />Lot area 11,000 s.f. 10,000 at <br />Each of the three lots exceeds the City's R -1 zoning regulations, being greater than 92 <br />feet in width and 14,400 square feet in area. The subdivision is proposed as a metes <br />and bounds division, allowed for up to three new parcels by the Subdivision Ordinance. <br />Larger subdivisions must be platted. <br />Summary and Recommendation <br />Planning staff recommends approval of the subdivision, based on a finding that the <br />proposed lots all exceed the basic R -1 zoning standards, with the conditions that the <br />City Engineer reviews and approves any utility or drainage issues on the property, and <br />that the building official certifies that the proper steps have been taken to remove the <br />existing structures. <br />
