Park Dedication. No park and dedication has been proposed as part of the <br />subdivision. The applicants should comply with the park dedication requirements as <br />recommended by the Parks Commission. <br />RECOMMENDATION <br />Based on the preceding review, our office recommends tabling of the "Gervais Hills" <br />preliminary plat subject to allow compliance with the following conditions <br />1. The street and lot layout of the subdivision be modified such that significant site <br />vegetation is preserved. An illustration of an alternative layout is attached. <br />2. The preliminary plat be revised to illustrate required structure setbacks. <br />3. The submitted grading and drainage plan and utility plan be subject to review and <br />approval by the City Engineer. <br />4. The City Engineer provide comment and recommendation in regard to wetland <br />issues /impacts. <br />5. Compliance with the City's tree replacement requirements be demonstrated via <br />the submission of a landscape /tree replacement plan. <br />6. The applicant fulfill the City's park dedication requirements. <br />7. Comments of other City staff. <br />c.
