MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 14, 2002 <br />TEXT <br />AMENDMENT <br />FOR SIGNAGE- <br />MONTREAL <br />COURTS <br />Knudsen indicated that it is the retail component of this proposal that <br />appeals to him, and indicated that without the retail piece he would not be <br />excited about the proposal. Knudsen asked what type of goods would be <br />offered for sale. <br />McNaught indicated that there would be bakery products including breads, <br />cakes, etc. as well as frozen soups. The retail area will have about 15 <br />linear feet of display cases as well as a bread display area and a frozen deli <br />case. <br />Knudsen asked the hours of the retail area. McNaught estimated 7 a.m. to <br />5:30 p.m. <br />Roycraft asked about the addition of more trucks, expressing concern <br />about additional traffic on Rice Street. McNaught indicated that they <br />made add a third vehicle. However, it was noted that the truck traffic <br />occurs at 4:30 a.m., therefore, traffic will not be a concern. <br />Knudsen indicated that without the retail space, he is not interested in <br />having a commercial bakery in the Market Place Shopping Center. <br />Knudsen felt that the retail space will be very successful, and is an <br />important component in this proposal. Keis agreed with this position. <br />Roycraft recommended approval of a PUD Permit to locate <br />retail /distribution operation in the Market Place Shopping Center for the <br />Taste of Scandinavia subject to compliance with the recommendations of <br />the City Planner as outlined in his report and subject to the north area of <br />the building being cleaned up. <br />Motion seconded by Knudsen. <br />Motion carried 6 — 0. <br />The City Planner reported that Montreal Courts has applied for a Text <br />Amendment to the Code to allow them to add a second monument sign <br />at their apartment complex. The Planner indicated that the current sign <br />ordinance does not accommodate large multiple buildings well, allowing <br />only one 24 square foot residential sign. Montreal Courts would like one <br />monument sign at their entrance area at Centerville Road /LaBore Road <br />and one sign at their rental office. The City Planner felt the request was <br />not unreasonable. The Planner submitted to the Commission a proposed <br />sign ordinance amendment that would allow one sign per street frontage <br />for multiple family residential complexes. <br />-4- <br />
