Hanson <br />Carl Johnson has supplied us with the second layout option for the former Knox site. Both options are <br />attached and labeled as "Developer's Concept" and "City Concept ". Staff will be meeting with Mr. Johnson <br />on Monday to refine the outstanding issues still associated with this project. We will then be looking for the <br />Council, at Wednesday's meeting, to provide direction as to the preferred concept layout we are to follow. <br />With this information, Mr. Johnson will revise the drawings as necessary and we will negotiate a development <br />agreement with him. He will then process this proposal through the November planning cycle. <br />The major differences between these two drawings are as follows: <br />• Developer's Concept keeps southerly canopy. He proposes to put a wall on the north side of it <br />with an appealing surface to screen the storage area to the south. <br />• 1 am assuming the outdoor storage area depicted on the City's Concept will be the same for <br />the Developer's Concept. <br />• Note the traffic flow indication on the Developer's Concept for trucks accessing Drywall <br />Supply. This same flow will occur on the City's Concept. <br />Mr. Johnson has also improved the outdoor storage concerns. However, upon my last visit (week of 10/14) it <br />was noted that the steel stud storage area still exceeds the 1000 square foot limitation if measured at the <br />perimeter of the storage area. It is important to note that there are large spaces between the materials actually <br />being stored. It should also be noted that this area is not visible from any road right of way. I'm not sure that <br />making further modifications will truly accomplish anything except for making him stick to his initial <br />agreement. <br />cc: Steve Grittman, City Planner <br />Carl Johnson, Drywall Supply <br />
