MINUTES <br />CITY COUNCII, <br />NOVEIVII3ER 13, 2002 <br />Anderson asked ifDrywall Supply will occupy the former Knox building. <br />stated that Drywall Supply will not, and that his intention would be to sell this <br />building. Johnson indicated that to make all the improvements necessary too this ssite, <br />it is necessary that he sell the Knox building. <br />Montour asked if the new building that is contemplated along <br />be one or two stories. Johnson indicated that if an office building Country <br />s developed it <br />would likely be two stories. An office /warehouse use, however, is the most likely in <br />this area <br />Anderson asked about traffic flow in and out of the site and around the buildings. <br />Johnson indicated that the new building proposed along Country Drive would have <br />direct access to Country Drive. Gary Germanson described the internal traffic flow <br />for the site. He also indicated that retaining the third canopy would provide good <br />screening of the back lot. In addition to the canopy for screening, landscaping <br />be added to enhance the property. Germanson pointed out the heavy <br />cost of removal of the third canopy P g would <br />allowed to remain and indicated that it will provide for screening epadan that the <br />Py would be. Germanson asked that the canopy be <br />the sites in an orderly fashion. <br />� and separation of <br />The City Administrator pointed out that staff's position is that the future building on <br />Country Drive will also provide screening of the back lot. <br />Scalze asked about allowing the canopy to remain until the future building is <br />developed. The City Administrator noted that the property owner would have <br />invested additional dollars into this canopy, and that coupled with the cost of removal <br />will be difficult for the property owner to absorb. <br />Anderson asked under the plat presented, there would be room for adequate parking <br />to support a retail operation in the former Knox building. Johnson replied that there <br />would not. <br />Anderson asked if removal of the road access between the two lots would free up <br />additional area for parking that would increase the potential that the former Knox <br />building could be a retail use. The City Administrator pointed out the difficulties of <br />traffic flow around the buildings without that center road. The Administrator also <br />pointed out that the likelihood is that the former Knox building will have a warehouse <br />component to its use. <br />Scalze noted that someone could purchase both parcels of property <br />former Knox building for retail and the second lot for <br />the question of traffic flow through P P Y and use the <br />gh the site and the center kaccess owwer, there is still <br />8 <br />
