2.4. 2.3. "Certificate of Completion" means a certificate in the form attached as Exhibit F. 2.5. 2-4-"City" means the City of Little Canada. 2.5. "Construction Commencement Date" has the meaning set forth in Section 2.7. "Construction Completion Date" has the meaning set forth in Section 6.3. 2.8. "Construction Plans" means the Developer's plans, specifications and related documents for the Developer's construction of the Minimum Improvements. The Constriction Plans must include at least the following: (a) a site plan; (b) a site grading and drainage plan; (c) utility plans; (d) landscape plans; (e) foundation plans; (f) floor plans for each floor; (g) cross sections of each floor (length and width); (h) exterior elevations (all sides); and (i) streetscape plans. The Construction Plans must be as detailed as the plans, specifications and related documents the City requires in connection with the issuance of a building permit. 2.9. "County" means Ramsey County, Minnesota. 2.10. "Developer" means The Lodge of Little Canada LLC, a Minnesota limited liability company. 2.11. "Development Property" means the land described on Exhibit A and any improvements (including, but not limited to, any Minimum Improvements) and fixtures (excluding tenant trade fixtures) located thereon. 2.12. "EDA" means the Economic Development Authority of the City of Little Canada. 2.13. "Environmental Law" means the Comprehensive Environmental Response, Compensation and Liability Act, 42 U.S.C. Section 96.01 et seq., the Resource Conservation and Recovery Act, 42 U.S.C. Section 69.01 et seq., the Hazardous Materials Transportation Act, 49 U.S.C. Section 1802 et seq., the Toxic Substances Control Act, 15 U.S.C. Section 2601 et seq., the Federal Water Pollution Control Act, 33 U.S.C. sec. 1251 et seq., the Clean Water Act, 33 U.S.C. Section 1321 et seq., the Clean Air Act, 42 U.S.C. sec. 7401 et seq., the Minnesota Environmental Response and Liability Act, Minnesota Statutes ch. 115B, the Minnesota Petroleum Tank Release Cleanup Act, Minnesota Statutes ch. 115C, and any other federal, state, county, municipal, local or other statute, law, ordinance or regulation which may relate to or deal with human health or the environment, all as may be from time to time amended. 1423086vdoc Red (VS to V /) -2-
