June 24, 2002 REVISED <br />Steve Grittman <br />Members of Planning Committee <br />City of Little Canada, MN <br />Subject: Knox Facility — Concept Plan <br />3203 Country Drive <br />Replatting and Rezoning <br />Dear Steve: <br />Attached is a concept plan of subdividing the Knox Facility parcel. This is based on what <br />was proposed in concept at the City Council Meeting in May. We're asking for the <br />Planning Council to review this concept plan of having B/W Zoning in the front parcels <br />and do PUD on the site. This would give us the outside storage on the back southern <br />property. <br />The council asked us to add more land to Parcel #1 in order to optimize either for a <br />Build -to -Suit Tenant or possibly to build a lease building. We've expanded the building <br />to over 30,000 square feet from 21,000 square feet approximately that was originally <br />proposed. We are asking for no variances. <br />The shed that goes from East to West will be taken down. This optimizes the potential <br />land site. Parcel #2 will be the present Knox facility which is an approximately 46,000 sq <br />ft building and would be a 3.444 acre site. At this time no variances or special requests <br />are needed and this parcel meets all zoning codes. At present we are using the back part <br />for our offices and plan on leasing the front portion of the building to a new client. <br />Parcel #3 is where we plan to operate our business. Our plan is to build a small, <br />approximately 10,000 sq ft, building as our future office showroom and demise part of <br />two canopies where the canopies are today. <br />We will take down one of the front steel buildings next to the Knox facility to improve <br />access and image. <br />At some time in the future we will look at the possibility of building a 30,000 square foot <br />building on the southwest comer. At this time we see no need for variances and <br />everything fits within the city zoning codes. <br />
