MINUTES <br />PLANNING COMMISSION <br />JULY 11, 2002 <br />Johnson stated that he does not know what the Planning Commission <br />wants from him, and indicated that the Commission will have to help him <br />design the property. Johnson stated that he thought the plan that is being <br />presented this evening is what the City wanted. <br />Keis indicated that his concern is still with the outdoor storage. <br />Johnson reported that he paid almost $3 million for this property, and now <br />the Planning Commission is telling him they do not want him there even <br />though the Council has told him he could do what he is proposing this <br />evening. Keis pointed out that the Commission is a recommending body <br />to the City Council and they base their recommendations on what they feel <br />is for the greater good or the City. <br />13arraclough stated that he has no problems with the concept being <br />presented other than he feels the lot line for Lots I and 2 should be moved <br />back and those lots made larger. Barraclough felt the concept of the use <br />was a good one Ior this property. 13arraclough felt that the canopy issue <br />could be worked through. <br />Wojcik asked if Johnson could add both a 10,000 square foot building and <br />a 30,000 square foot building to Lot 3, retaining the canopies as well as <br />having 2 acres of outdoor storage. <br />Johnson replied that they could. I le also suggested that he would be <br />willing to enclose and stucco the canopy sides facing toward Country <br />Drive to provide additional screening. Johnson stated that he wants Little <br />Canada to be proud of this site and pointed out that there are other site in <br />the City that are not very attractive. Johnson asked what the City's goal <br />Nwas, and if it is to increase the tax base in the City, this proposal will do <br />that. <br />Duray stated that he clid not have a problem with the outdoor storage <br />proposed on Lot 3, but was concerned that the lot split will result in Lots 1 <br />and 2 being non - conforming. Duray pointed out that the Knox building is <br />very large and would require a lot of parking. Duray expressed concern <br />with the location of the roadway proposed between Lots I and 2. Duray <br />also indicated that he thought an earlier proposal called for all the storage <br />canopies being removed. <br />Johnson indicated that he would take down the canopies if that was an <br />issue, but questioned what the improvement is if outdoor storage is totally <br />outdoors or if it is under canopies. Johnson indicated that once the <br />building is constructed on Lot I, the canopies would be screened from <br />view of Country Drive_ <br />- 10- <br />
