MEMORANDUM <br />TO: Stephen Grittman <br />FROM: Aaron Jones <br />DATE: June 25, 2002 <br />RE: Outdoor Storage within High End Industrial Districts <br />FILE NO: 758.10 — 02.08 <br />Background and Analysis <br />The following is a report analyzing how other cities address outdoor storage in their <br />industrial districts. Of the cities that had multiple industrial districts, information was <br />taken from the district that offered outdoor storage as some type of use within that <br />specific district. Examples of what other cities allow for screening materials as well as <br />what new materials are available for screening are also included. Finally the report <br />analyzes the definition of screening and whether it is adequate or should be modified. <br />Little Canada <br />Within the Little Canada zoning ordinance, the 1 -2, General Industrial District allows <br />outdoor storage as a conditional use. <br />Open and outdoor storage as an accessory use, provided that: <br />• Storage area, in combination with semi -truck or trailer parking as does not <br />exceed seventy -five (75) percent of the gross floor area of the principal structure <br />or twenty -five (25) percent of the lot area, whichever is less. <br />• The area is fenced and screened from view of neighboring residential uses and <br />districts. <br />• Storage is screened from view of the public right -of -way. <br />® Storage area is black -top or concrete. <br />® AM lighting be hooded and so directed that the light source shall not be visible <br />from the public right -of -way or from neighboring residences. <br />® Area does not take up parking space as required for conformity, <br />® The provisions of Section 921.010.C. of this Ordinance are considered and <br />satisfactorily met. <br />
