Mr. Kloskin requests that the site be
rezoned from Business - Warehouse (BW) to Planned Unit Development (PUD) in order
to have the ability to display and park boats. Mr. Kloskin outlined his case describing
three points including:
• The specific nature of his business
• The benefit of existing surrounding highway screening
• The business' intent to be a good neighbor within the city of Little Canada.
The Little Canada Zoning Ordinance was recently changed to disallow outdoor display
and parking of boats or other merchandise within the Business - Warehouse district.
Reasons for the change include the abuse and blight of such outdoor display practices.
If the Planning Commission finds that this request is beneficial to the City, it is
suggested that through the PUD process, special conditions be attached. Section 923
of the Zoning Ordinance should be noted. Screening and buffering that is over and
above the normal requirement should be emphasized.
Current Requirements Within BW District
• Permitted Accessory Use: Parking for company trucks and trailers, limited to
10% of the rear yard only.
