The purpose of the plat is
to accommodate new financing for the expansion. The plat itself creates no issues
from a planning standpoint, since the PUD permit and architectural reviews have
already been completed. The City Engineer should review the plat for easement
issues. Finally, the applicants should be aware that due to the occupancy rating of the
building, the building code will require some specific improvements to allow the "zero
lot line" arrangement. The applicants are encouraged to discuss these requirements
with the City's building official. With the resolution of these items, planning staff
recommends approval of the Preliminary and Final Plat for Garden Terrace.
pc: Kathy Glanzer
Steve Westerhaus
Terry Maurer
Greg Schroeder
Jon Weiss, Common Bond, 328 Kellogg Blvd. W., St. Paul, MN 55102
