Green Co <br />The <br />The Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road E <br />Little Canada, MN 55117 -1633 <br />RE: TACHENY OFFICE BUILDING <br />CITY OF LITTLE CANADA, MINNESOTA <br />Dear Planning Commission Members: <br />'y <br />As requested, we have reviewed the submittal package for the proposed Tacheny Office <br />Building site at the corner of Rice Street and Southwest Boulevard. Submittal documents were <br />prepared by Trossen Wright Architects and Larson Engineering. Based upon our review and <br />discussions with other City staff, we would offer the following comments: <br />1. The site is over one acre, and therefore, the grading and drainage plan must be <br />reviewed and approved by Ramsey Washington Watershed. <br />2. No drainage calculations were included in the submittal. A complete set of drainage <br />calculations should be submitted for review and approval. <br />3. A proposed pond in the southeast corner of the property should be designed using <br />NURP standards. These standards include 4:1 side slopes and a 10 -foot bench at <br />normal water level. <br />4. An emergency overflow is shown for the pond. However, no elevation is shown for the <br />emergency overflow swale. Information should be provided to verify that water would not <br />pond on the adjacent property. <br />5. Using the limited proposed spot elevations along the west curb of the parking lot, it <br />appears that handicap access is not obtainable for the two buildings on the west side of <br />the property. Additional curb elevations should be shown and verification of handicap <br />accessibility provided. <br />6. The parking stalls shown are 18 fet in length. Although this is typical for parking <br />arrangements, City ordinance requires 20 foot stalls. The City Planner should make <br />recommendations on this matter. <br />7. Permits will need to be obtained from Ramsey County for the work within the Rice Street <br />right -of -way. <br />If you have any questions regarding these comments, please feel free to call. <br />Sincerely, <br />Howard R.
