A chlorine tank area and trash enclosure is proposed on the north side of the structure <br />and will not be visible from adjacent rights -of -way. <br />Recognizing that the subject property is bordered by single family homes on the west, it <br />is suggested that some low level plantings (such as evergreen shrubs) be provided <br />along the west property line to screen the off - street parking area. In this regard a <br />landscape plan should be submitted that specifies the variety, size and location of site <br />plantings. Additional attention should also be given to site lighting so as to not <br />negatively impact residences to the west. <br />As shown on the submitted site plan, a future outdoor display area has been proposed <br />south of the proposed addition. To be noted is that such outdoor display area can be <br />accommodated only via a conditional use permit and therefore is not part of this <br />application. As a result, the outdoor display area and associated issues such as <br />fencing, display materials etc, will be reviewed as part of a forthcoming conditional use <br />permit application. <br />The building elevations indicate that a wall sign is to be provided on the southern facade <br />of the warehouse addition (along County Road C). Consistent with the architectural <br />guidelines, individual channel letters have been proposed. Specific sign details have <br />not however, been provided. The submitted site plan does not illustrate a freestanding <br />sign. <br />There are a number of potential issues with the architectural guidelines for the Poolside <br />Inc. proposal. If the Planning Commission believes that approval of the proposed <br />building addition is warranted, the approval should include conditions addressing the <br />following issues: <br />1. Jackson Street access. <br />2. Cornice treatments along the roofline. <br />3. Window and door emphasis on building elevations (particularly the County Rd C <br />exposure). <br />4. Low -level plantings along Jackson Street (to screen off- street parking). <br />5. Site lighting to minimize lighting impacts on residents to the west. <br />6.
