The use is permitted in <br />the B -3 Zoning District, but is subject to the City's Architectural Guidelines. <br />The applicants are proposing to expand their existing structure to the south and east to <br />include warehouse space (two stories in height) and retail space (one story). As part of <br />the expansion proposal, an accessory building located in the northeast corner of the <br />property will be removed and replaced with off - street parking. <br />The subject property is presently accessed from the south via County Road C and the <br />west via Jackson Street. The applicant is proposing to maintain the two existing access <br />locations and add a second access to Jackson Street on the south half of the property. <br />While such access aids site circulation, it may have a negative impact on neighboring <br />residents. The acceptability of the additional access point should be subject to comment <br />and recommendation by Planning Commission and the City Engineer. <br />The proposed building addition is to be finished in pre -cast concrete panels. While the <br />proposed finish materials are consistent with the City's architectural guidelines, it is <br />suggested that some ornamentation be added to add visual interest. In this regard, it is <br />suggested that additional emphasis be given to doors and windows and that a building <br />cornice (along the roof line) be provided as suggested within the architectural <br />guidelines. The applicant should pay particular attention to the exposure of the building <br />toward County Road C. <br />
