Groe Honorable Chair and Planning Commission City of Little Canada 515 Little Canada Road East Little Canada, MN 55117 -1633 COT RE: JOE'S SPORTING GOODS CITY OF LITTLE CANADA, MINNESOTA Dear Planning Commission Members: pa -y As requested, we have reviewed the submittal package for the proposed Joe's Sporting Goods site located off of County Road B just south of Trunk Highway 36. The submittal documents were prepared by Sessing Architects, Inc., and included a site plan, landscaping plan, and two building plan sheets. Based upon our review, we would offer the following comments: 1. Two driveways are shown into the proposed site. The driveways meet both width and separation requirements. However, it may be beneficial to line up the east driveway with the easterly -most drive aisle to allow a more direct route for trucks entering or exiting the shipping /receiving area of the building. 2. There is adequate handicap parking based on the amount of parking provided. The City Planner should address the overall parking provided based on the building use. 3. Three ponding areas are designated on the site plan. However, no storm drainage plan, drainage calculations, or grading plan has been provided. At this time, it cannot be determined if there will be sufficient ponding on the site. This matter will be reviewed when a grading and drainage plan has been prepared, along with submittal of drainage calculations. It should be noted that the Ramsey Washington Watershed and possibly Mn /DOT should be contacted regarding the site drainage.
