Groe <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />COT <br />RE: JOE'S SPORTING GOODS <br />CITY OF LITTLE CANADA, MINNESOTA <br />Dear Planning Commission Members: <br />pa -y <br />As requested, we have reviewed the submittal package for the proposed Joe's Sporting Goods site <br />located off of County Road B just south of Trunk Highway 36. The submittal documents were <br />prepared by Sessing Architects, Inc., and included a site plan, landscaping plan, and two building plan <br />sheets. Based upon our review, we would offer the following comments: <br />1. Two driveways are shown into the proposed site. The driveways meet both width and <br />separation requirements. However, it may be beneficial to line up the east driveway with <br />the easterly -most drive aisle to allow a more direct route for trucks entering or exiting the <br />shipping /receiving area of the building. <br />2. There is adequate handicap parking based on the amount of parking provided. The City <br />Planner should address the overall parking provided based on the building use. <br />3. Three ponding areas are designated on the site plan. However, no storm drainage plan, <br />drainage calculations, or grading plan has been provided. At this time, it cannot be <br />determined if there will be sufficient ponding on the site. This matter will be reviewed when <br />a grading and drainage plan has been prepared, along with submittal of drainage <br />calculations. It should be noted that the Ramsey Washington Watershed and possibly <br />Mn /DOT should be contacted regarding the site drainage. <br />If you have any questions regarding these comments, please feel free to call. <br />Sincerely, <br />Howard R.
