I toward R, Gree <br />September 10, 2002 <br />File: 819110J -0240 <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />Co <br />RE: DRYWALL SUPPLY ADDITION <br />CITY OF LITTLE CANADA, MINNESOTA <br />Dear Planning Commission Members: <br />TpE <br />^y <br />As requested, we have reviewed the submittal package for the proposed Drywall Supply Addition site <br />located off of Country Drive. The submittal documents were prepared by Anderson Engineering of <br />Minnesota, LLC, and included a preliminary plat, grading plan, utility plan, and landscape plan. A <br />meeting is being scheduled with Drywall Supply's engineer for next week to discuss the issues listed <br />below and others. <br />1. There are existing structures (i.e. railroad spurs, loading docks, etc.) shown remaining in- <br />place that cross over the proposed lot boundaries which may create a dispute over <br />ownership and use. Easements must be provided and shown on the plat to address these <br />facilities. <br />2. Revisions to the main access into the site located between lot 1 and lot 2 will be required <br />to improve traffic safety. Revision may include the installation of a median and /or <br />relocation or elimination of the access into lot 2 near Country Drive. <br />3. Based on the preliminary grading plan there appears to be areas within the property with <br />very flat grades where ponding may occur. A proposed storm sewer system is shown; <br />however no structure elevations, pipe sizes, pipe grades, or drainage calculations have <br />been submitted. Further review of the site must be completed to ensure an adequate <br />storm sewer system is installed to serve all the lots. <br />4. It appears that some watermain relocation will be required and additional hydrants installed <br />for fire protection. <br />5. Other items that require clarification include parking requirements, offsite drainage through <br />the site, and existing private utility services among others. <br />If you have any questions regarding these comments, please feel free to call. <br />Sincerely, <br />Howard R.
