adequate setbacks from Little Canada Road and from either side of the lot. The only
issue that is unclear from the site plan is whether the addition will interfere with access
to the garage to the rear of the property. It would appear that there is adequate room
to accommodate a driveway to gain access to the garage, but the plan is not drawn with
this detail. The applicants should be required to supply this information as a part of the
City's review of the proposal.
With the condition that adequate access to the garage is maintained, that the building
addition will be constructed to match the materials and color of the existing home, and
that the non - conforming building requirements are met (including verification by the
building official that the addition does not constitute more than 50% of the value of the
existing building), planning staff recommends approval of the CUP.
pc: Kathy Glanzer
Steve Westerhaus
Terry Maurer
Greg Schroeder
Ery Youngs and Linda Fuller, 355 Little Canada Road, Little Canada, MN 55117
