MAYOR
Michael L Fahey
COUNCIL
Beverly Scalze
Jim LaValle
Macy Anderson
Rick Montour
515 Little Canada Road. Little Canada, MN 55117-1600 ADMINISTRATOR
(651) 766 -4029 / FAX: (651) 766 -4048 Joel R. Hanson
Email: cityhall@ci.little- canada.mn.us
January 31, 2001
Mr. Robert Grootwassink
Towne & Country Center, LLC
6440 Flying Cloud Drive, Suite 203
Eden Prairie, MN 55344
Re: Market Place Center & DeLonais Property
Dear Bob:
Pursuant to our previous conversation, I am writing to remind you of Item 5d of our Development
Agreement dated February 29, 2000. Specifically, you are to complete construction of a 10,000
square foot building on the former DeLonais property by November 1, 2001. Failure to do so
will require you to provide a warranty deed to the City at a cost not to exceed $375,000 within 60
days of receipt of a notice of default from the City. If you anticipate these terms will present a
problem for you, please advise us at once in order that we may begin discussions to evaluate the
existence of possible options.
Another issue we would like you to resolve is the handicap parking arrangements at Market
Place. As you know, I have been receiving complaints about the lack of properly designated
handicapped parking spaces. Given the fact that you will now have a new grocery store as well
as JR's Powerhouse Gym, I would like you to submit a new parking layout plan that documents
compliance with appropriate codes regarding handicap parking. This should be done in
conjunction with any building permits you will need to accommodate the new businesses. Once
our Building Official approves the plan, you should make the necessary changes as soon as
possible.
If you have any comments or questions regarding these two items, please feel free to give me a
call.
Sincerely,
Hanson
City Administrator
cc: Mayor & City Council
Steve Westerhaus, Building Official
2
