The submittal documents were prepared by Trossen Wright Architects and Larson Engineering. Based upon our review and discussions with the Public Works Director, we would offer the following comments: 1. The site is over one acre and therefore the grading and drainage plan must be reviewed and approved by the Ramsey Washington Watershed. 2. Drainage calculations were submitted; however, they were incomplete. A complete set of drainage calculations should be submitted for approval. 3. The proposed pond in the southeast corner of the property should be designed using NURP standards. The normal water level and 100 -year water level should also be indicated for the pond. 4. An emergency overflow must also be shown for the pond. 5. Additional topography should be shown to the east of the property to determine the effects of the site grading on the adjacent property drainage pattems. 6. There must be handicapped access to all units within each building at a grade no greater than 20:1 horizontal to vertical. 7. No elevations are shown for the concrete retaining wall to the east of the proposed parking lot to verify the grading will work in this area. $. It appears that a majority of the small parking area directly south of Owasso Boulevard drains onto the street. Parking lot grades should be modified to minimize the parking lot runoff to the street. . 9. Two handicap parking stalls are shown in the northwest comer of the south parking lot. The backs of these two handicap stalls meet, which would make entrance and egress from both difficult. It may be beneficial to provide some distance between the back corners of these stalls. 10. It appears there may possibly be a low area to the south of the southerly- most building. Proposed elevations should be added to verify this area will drain.
