The submittal <br />documents were prepared by Trossen Wright Architects and Larson Engineering. Based <br />upon our review and discussions with the Public Works Director, we would offer the <br />following comments: <br />1. The site is over one acre and therefore the grading and drainage plan must be <br />reviewed and approved by the Ramsey Washington Watershed. <br />2. Drainage calculations were submitted; however, they were incomplete. A <br />complete set of drainage calculations should be submitted for approval. <br />3. The proposed pond in the southeast corner of the property should be designed <br />using NURP standards. The normal water level and 100 -year water level should <br />also be indicated for the pond. <br />4. An emergency overflow must also be shown for the pond. <br />5. Additional topography should be shown to the east of the property to determine <br />the effects of the site grading on the adjacent property drainage pattems. <br />6. There must be handicapped access to all units within each building at a grade no <br />greater than 20:1 horizontal to vertical. <br />7. No elevations are shown for the concrete retaining wall to the east of the <br />proposed parking lot to verify the grading will work in this area. <br />$. It appears that a majority of the small parking area directly south of Owasso <br />Boulevard drains onto the street. Parking lot grades should be modified to <br />minimize the parking lot runoff to the street. . <br />9. Two handicap parking stalls are shown in the northwest comer of the south <br />parking lot. The backs of these two handicap stalls meet, which would make <br />entrance and egress from both difficult. It may be beneficial to provide some <br />distance between the back corners of these stalls. <br />10. It appears there may possibly be a low area to the south of the southerly- most <br />building.
