The submittal documents were prepared by Cundy Santine <br />& Associates Architects and Plowe Engineering, Inc. Based upon our review we would offer the <br />following comments. <br />A. GRADING AND DRAINAGE <br />The site is over 1 acre and therefore the grading and drainage plan must be <br />reviewed and approved by the Ramsey Washington Watershed. <br />2. The pond should be redesigned using best water management practices. <br />Changes needed include the use of 4:1 side slopes and a 10 -foot bench at <br />normal water level. No storm sewer calculations have been received for review <br />at this time. Both preexisting and post development calculations should be <br />submitted and approved prior to any construction. Although it appears that the <br />950 contour encompasses the entire pond, spot elevations should be shown on <br />the north side of the pond to verify that no storm water will pond on the adjacent <br />property. <br />The high water level (HWL) of the storm pond is listed at 949.57. All buildings <br />should have a lowest floor elevation of at least 950.57, or 1 -foot higher than the <br />HWL of the pond. <br />The 100 -year flood elevation of the wetland to the west of the proposed buildings <br />is listed as 948.1. However there is no indication of an overflow for the wetland. <br />If the wetland is land locked the water elevation must be determined for a 10 -day <br />snowmelt and back -to -back 100 -yr rainfall events to ensure against flooding in <br />both cases.
