I have enclosed one plan showing the no -build alternative and another showing <br />access to Park Street. <br />2. The use of a three -way stop and use of traffic signs were addressed by the City of <br />Little Canada in our meeting on 3- 18 -02. <br />3. I have enclosed a commentary on moving the entrance. It should be noted that <br />due to it not being an option, we did not look into how relocating the entrance <br />would impact the filling of wetlands. <br />4. Currently we are using the maximum allowable grades for the wetland fill area. <br />To further limit fill, we considered bridging the wetland. [Bridging would <br />involve covering these areas to an extent, which indirectly impacts the type of <br />vegetation, and overall function due to lack of light.] Using retaining walls to <br />limit the fill would leave us with questionable support for the required street <br />section. It should be noted that we have limited the fill areas to road crossings <br />and have proposed mitigation in a location that will maintain and protect wetland <br />characteristics. <br />5. Current zoning restricts the site to commercial /office uses only. Given the <br />location and the surrounding heavy residential and commercial sites, the current <br />zoning makes sense. Could the site be used in a different manner? If it were to <br />be used as higher density residential, the city would have to further address the <br />existing safety concerns of hikes and pedestrians in Park Street. Another option <br />could involve using one larger commercial building with appropriate parking and <br />docks /drive -ins. Most commercial buildings are all one level with 4 ft docks. <br />Typically commercial sites of this type are allowed 80% impervious area (20% <br />Grass).
