MINUTES <br />CONCEPT <br />REVIEW — <br />MASTERPIECE <br />HOMES <br />CONDITIONAL <br />USE PERMIT <br />PUD, CONCEPT <br />STAGE AND <br />DEVELOPMENT <br />STAGE PUD FOR <br />TOWNOFFIC.ES — <br />RIC.E STREET — <br />MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />DECEMBER 14, 2001 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 14th day of <br />December, 2001 in the Council Chambers of the City Center located at <br />515 Little Canada Road in said City. <br />Chair John Keis called the meeting to order at 7:30 p.m. and <br />the following members of the Planning Commission were present at roll <br />call: <br />PLANNING COMMISSION: Mr. John Keis <br />Mr. Scott Barraclough <br />Mr. Dennis Carson <br />Mr. Tom Duray <br />Mr. Dan Knudsen <br />Mr. Thomas Roycraft <br />Mr. Tom Wojcik <br />ALSO PRESENT: <br />Mr. Steve Grittman, City Planner <br />Mr. Joel Hanson, City Administrator <br />Ms. Kathy Glanzer, Deputy Clerk <br />The minutes of the November 8, 2001 Planning Commission meeting <br />were approved as submitted. <br />Keis reported that Masterpiece Homes has withdrawn their request for <br />concept review of a townhome proposal along Little Canada Road. <br />Mark Gosman, Montanari Homes, appeared before the Commission <br />requesting a Conditional Use Permit PUD, as well as Concept and <br />Development Stage PUD for the development of 14 townoffice units <br />on property abutting Rice Street and Park Street just south of the <br />Goodyear Development. Gosman described the layout of the townoffice <br />units noting that two buildings would be three -unit buildings and two <br />buildings would be four -unit buildings.
