STUCCO Dear Planning Commission Members: As requested, we have reviewed the submittal package for the proposed Storage Building expansion and site modifications located in the southeast corner of the County Road D / Edgerton Street intersection. The submittal documents were prepared by Portfolio Design Services Inc. Based upon our review and discussions with the Public Works Director we would offer the following comments. No grading plan or storm sewer plan was submitted for the site to determine if drainage patterns will be affected by the proposed improvements or if there is a need to provide storm water treatment on site. Both should be submitted for approval. 2. No discharge point is shown for the sump pump that collects ground water from around and under the foundation of the proposed storage building. Plans indicate reference to note 24/A1.2, however no sheet A1.2 was supplied. This clean water cannot be discharged into the sanitary sewer. 3. There is currently no driveway access to County Road D. A permit will need to be obtained from Ramsey County for its construction. 4. There is a 12 -foot and 16 -foot door being proposed on the south side of the new storage building, however 5 parking stalls are also being shown on the south side of the expansion. If the doors are to be used only a single car could park in the 10 -foot area that exists between the doors on the south side of the building. 5. We questions if fire protection (sprinklers) should be installed in the newly proposed storage building.
