The ordinary high water mark has been established at 864.3. We do not have survey data to
chart this mark. However, the wetland delineation line is approximately 865.6. Therefore,
the wetland delineation line is the more restrictive on potential development of this property.
C. The City's Shoreland Ordinance requires an average setback of 75 feet from the wetland
delineation line.
C. There is developable property on this site that will comply with the City's ordinances and
wetland requirements. We are not able to make an exact determination of the development
potential without more detailed survey information that would be part of a development
review process.
C. The City has been informed that the property owner has a purchase agreement for this
property with a purchase price of $525,000.
I am also attaching information that has been submitted to the City Council as part of their
consideration of this matter.
- 3 -
